Alterations: Internal Wall & Column Removals
Most of the older houses and apartments have load-bearing walls or columns which can be taking unwanted space and the best option would be to remove those walls or columns. To remove a load-bearing wall or column, you need to get an engineered design beam to replace the wall and transfer those loads either from the heavy tiled roof or heavy floor to appropriate foundations.
Extensions
Extensions to the house are usually extending a rear or front section of the house to add a habitable area for a growing family. Extensions usually consist of extending slab or suspended floor (depending on the existing structure) with wall and roof framing to add that additional space. It is important that the extensions meet the local council requirements and therefore consulting a professional building designer and/or building certifier is a good idea. You would also need at least an engineered design footing and slab design for the extension.
Additions
Additions are similar to extensions, however, it also means adding additional levels on top of the existing structure. To add an additional level on top of the existing structure, it is very important that the existing foundations are checked and analysed for the additional load. In most cases, adding a lightweight structure may be fine, but adding a suspended concrete slab may affect the structural integrity of the foundations. In some cases, you may need additional underpinning to stiffen the existing foundations so that the additional level can be added.
